Declare all the right information to your lender and insurance company. Recent landlords who might be renting out their old homes often fail to pass this information on to their lenders and insurers because they fear that their payments or premiums might rise – or that they might be refused permission to let out the properties in the first place. In fact permission is almost always automatic and cost rises minimal. But the Association of Residential Lettings Agents (www.arla.co.uk) says that if you don’t have permission and need to claim on a policy then it can be refused altogether for non-disclosure. So play by the rules to avoid any problems in the future.
